There are many reasons why buyers should have an independent professional inspection of the house they intend to buy. Skilled and experienced eyes will see things that the ordinary person may not be aware of. House prices are now higher than ever, and investment is a long term commitment. It is always best to be well informed

 

Pre Purchase Surveys:

There are two main types of survey carried out by Charles Stimpson Associates:

 

A Full Building Survey, fomerly called a Full Structural Survey - this is a detailed report which will describe the structure and gives an insight into the alterations and variations in the structure which may have taken place over the life of a house.

This is strongly recommended for older or Listed Buildings. Charles Stimpson Associates have particular experience and knowledge of these types.

A Full Building Survey explains the surveyors observations and recommendations in detail.

 

A Home Buyers Survey and Valuation , sometimes called the RICS Homebuyer Service - this is a briefer type of report, laid out according to a standard format. The inspection covers the main elements of the building, inside and out, but the report is not so detailed as a Full Building Survey.

The report focuses on what the surveyor considers to be urgent or significant matters which would assist the buyer in making a reasoned and informed decision about the property.

The Home Buyers Survey will state the surveyors opinion of the open market value and may comment on this relative to the agreed price.

Fees for our services are structured to be fair and competitive.

For Building Surveys and Home Buyer Surveys, we charge fees which are calculated according to the purchase price of the property. Fees are agreed before we carry out the work so you can plan your costs.

For other professional services we always try to quote and agree a fixed fee, although in some circumstances we may charge an hourly rate. As far as possible we will try to make sure that you are fully aware of accumulating fees for prolonged matters. In all cases VAT will be charged as applicable.
